Pune Highway, Take a left turn from N.D. Film Studio,
go straight towards karjat Phata, Then straight towards
kashale, before kashale take a right turn and just 3km
behing Aniruddh Bapu Ashram. (Ask for Kotimbe village
for quick reference)
PALMSERENE: From Mumbai
towards Nasik Highway after Bhagat Tarachand restaurant
just 1km away on your left hand side there is Jindal
steels, take a right turn from Jindal Steels, go straight
towards subway then take a left and go straight, cross
a bridge and on your left hand side, you find Palmserene.
(Ask for Shere village for quick reference)
BROOKFIELD: From Mumbai
towards old Pune Highway, Take a left turn from N.D.
Film studio, go straight towards Karjat Phata, Then
straight towards Kashale and from Kashale to Khandas,
before Khandas take a left turn and go straight, then
cross bridge and take a right turn you will find Brookfield.

MOUNTAINS HEIGHT: On the way towards Pune after the Pune expressway toll
naka, on your left hand side there is Khapoli exit,
take Khapoli exit and then take a U turn, you will cross
expressway through a flyover, after crossing bridge
take a left turned towards pali. On pali road, after
going 17kms, there is a place call Jhambulpada, take
left from Jhambulpada and go straight, You will see
a village call Vasunde. Before reaching the village,
take a right turn and climb the mountain. You will find

8. Is there any buy
back policy or can we sell the plots to others or can
company sell our plots to others on behalf of us or
can we change the plot?
Ans:
- There is buy back policy .We will provide 15%
appreciation on price on our buyback offer, if it
is referenced in the contract between co. &
you.
- You can sell the plot to any one when the total
amount is paid and you have got the plot registered
in your name.
- Company can also sell your plot, But then the
co. will charge 10% commission + service tax.
- You can change the plot, not only in the same
project but also from one project to other project,
developed by company.
9. Do company provide
site visit? if yes, then from where and what time?
Ans:
Company provides site visit on Saturday and Sunday at
9 A.M. starting from our office.
10. Is there any
guarantee regarding the completion of the projects in
given time?
Ans:
This is a LTD. Company & in near future company
is planning to bring public issue. Company is careful
enough to maintain its goodwill.
11. How many plots

Ans:

Usually registration process is performed
in concerned taluka where the land is situated.
The registration charges are 6% + 1%.
13. Can we construct
house on our plot?
Ans:
Yes. Some of them are ready for construction and some
are not, because many N.A. orders are getting ready
& within 2 months the construction permission will
be procured from the collector. The other way is by
taking permission from Gram Panchayat, the
house can be constructed any time.
14. How much the
value can be appreciated in future?
Ans:
On an average 30% p.a. More over the land is situated
in golden triangle, where the price appreciation was
from 100% to 500% in yester years within the period
of 2 years.
15. Are papers clear
under 7/12 and do company carry a clear title on all
land?
Ans:
All the Titles are clear under 7/12. You can bring your
lawyer and check the papers for your satisfaction.
16. What are the
facilities company is providing in different projects?
Ans:
Company is providing all the international standard
amenities and facilities such as Garden, Children's
Playground, Jogging Park, Shopping Centre, Internal
Roads, Coffee Shops and Clubhouses etc.
17. What is E.D.C
and P.L.C?
Ans:
- E.D.C is External Development Charges, which is
utilized not only for necessities. But also for
providing the above mentioned facilities and for
the general development of the area.
- P. L.C is Preferred Location Charge. When a plot
is situated like: 1- A corner Plot, 2- Garden facing
plot, 3- Amenities facing plot, 4- Closer to River
Bank plot, 5- Main Road facing plot etc., the PLC
is charged.
